RESIDENTIAL
One Lexington Avenue is an historic, luxury co-operative building constructed in 1910 located on the north side of Gramercy Park. The building undertook several significant upgrade projects in 2023 and enlisted the leadership of Envoie Projects to coordinate and execute. The projects included Local Law 11 façade repairs, roof replacement, stabilization and repairs to the historic fence designed by renowned architect Stanford White, and installation of new infrastructure to support roof-top air conditioning units. Additionally, the building was converted from gas to electric cooking after a comprehensive analysis and deliberation of whether to upgrade the original gas plumbing. Each of these projects were carefully coordinated within the confines of an occupied residential building and with consideration of the implication of Local Law 97 now and into the future.

Oversaw and facilitated the work of two contractors undertaking work in the same areas.
Developed a protocol to assist residents and the co-op board for self-managing the installation of air-conditioning units for future unit upgrades.
