Designed and built by McKim Mead and White in 1912 at the height of the City Beautiful Movement, an urban planning movement favoring monumental architecture, 998 Fifth Avenue pioneered the use of Italian Renaissance-style design for an apartment building. Designated a NYC landmark in 1974, the Landmarks Preservation Commission described it as “the city’s finest Italian Renaissance-style apartment house.” Our team managed repairs to the facade and replacement of roof and cornice details. The project was recognized with a Lucy Moses Award for preservation by the New York Landmarks Conservancy.

ROLES & RESPONSIBILITIES
Comprehensive budget development and cost reporting
Liaison to Condominium Board and providing executive reports to the board. Distilling technical information to a wide variety of stakeholders.
Assist in liaising to individual unit owners for access to their units during construction.
Provide options to owner in strategizing the scope of work as existing conditions were uncovered.
SPECIAL COMPLEXITIES
Building was occupied by high-profile tenants throughout construction.
The building’s landmark status required intensive coordination and approvals from LPC.
The restoration process resulted in uncovering of many unknown field conditions which greatly increased the scope of the project.
Our team helped to mitigate cost increase through detailed negotiation of change orders with general contractor.
