CULTURAL & RELIGIOUS
The People’s Theatre Project (PTP), an immigrant- and women-led nonprofit, received a $15M grant from EDC to acquire and operate a first-of-its-kind Immigrant Research and Performing Arts Center (IRPAC) in the upper Manhattan neighborhood of Inwood. Envoie was retained by PTP to act as their advocate in negotiations with the development team - a partnership between L+M Development, Taconic Investments, and MSquared - who will be constructing the space for them as part of a larger mixed-used development. Envoie was also brought on board by PTP to engage and manage a design team to help bring their vision for a vibrant visual and performing arts center to life. In addition to supporting PTP in this development deal, Envoie also provides expertise in pursuing additional forms of project funding and overall financial management of the project.

ROLES & RESPONSIBILITIES
Ensure project is delivered in accordance with the grant requirements.
Develop and maintain a detailed budget, cost reporting system, and provide funding management.
Assist PTP with programmatic, operational and cost-related design decisions.
Architect selection and design team management.
Coordinate FFE procurement, delivery and installation.
Represent PTP’s interests in changes to work, cost, and schedule-related negotiations with the developer.
CM selection and procurement strategy.
SPECIAL COMPLEXITIES
Detailed coordination required with base building construction and negotiation of what is included in the acquisition prices.
Achieving stringent requirements for acoustic performance in the theater spaces and with adjacent residential spaces.
Value engineering required to bring the project back in line with the Owner’s budget during the design process.
